WeWork Workplace Insights
“Adapting Enterprise real estate portfolios to flex and maximize efficiency”
CHALLENGE:
Design and build a Beta version dashboard that can help Real Estate Planning Admins to gain insight about how their real estate portfolio is being utilized and give them actions to optimize + balance usage.
“Design an experience for portfolio managers to browse, understand, and re-allocate space”
How might we help Portfolio Managers...
BROWSE: enable to document/track current usage of existing property resources;
UNDERSTAND: help find areas of inefficiency and opportunities for improvement in capacity planning
RE-ALLOCATE: make it easy flex (expand or contract) as the needs of their workforce evolves
...through a cloud-powered interface.
Listening and engaging with users through interviews
Through a series of 14 interviews with users and stakeholders I was able to fully empathize and understand the journey and pain points of their experiences. I recorded and transcribed all my interviews to use verbatims to construct an extensive journey map with problem areas, insights, and actionable opportunities during phase 2. Below are the demographics from my interviews:
10 Full-time RE Portfolio Managers and Stakeholders
7 Commercial Real Estate Professionals (developers and space planners)
3 Enterprise Org Directors
Synthesizing qualitative interviews into actionable insights through journey mapping…
Dashboards aren’t the only touchpoint There is no universally accepted software that makes space planning easy. Most planning is done once every few years and is not integrated into the regular business practices of most organizations. They sign leases and if their estimates are wrong, they live with the consequences.
The whole enterprise needs a solution Although getting information about usage is possible, managers are always looking for opportunities to get more involved in the workplace experience.
Decentralized solutions aren’t working Decentralized information about means most organizations aren’t aware of their usage trends and have no way of tracking insights over time. This can leave organizations with inefficient spend (when they have too much square footage) or negative impacts to workplace experience (when they have too little square footage).
Enterprises with complex needs want more integrations Portfolio Managers, HR Heads and Developers are already using software to estimate demand, manage their Calendars, store their files, email people, share forms, etc.
